A clear process, shaped around your project.
Every project is different. Hana Design provides a clear path through design, documentation and approvals, explaining what is needed, coordinating the moving parts and keeping you informed along the way.
How the Process Works
The stages below describe a typical building design project. The exact order and level of detail depend on the site, the proposed work and the approval pathway. Some stages may overlap, while smaller projects or selected services may only require part of the process.
Initial Conversation
Start with the broad outline of your project, including the property, what you are considering and any priorities or known constraints. You do not need to have every detail resolved before getting in touch.
Project Review & Proposal
Hana Design reviews the available site and project information and may arrange a meeting or site visit where that would help clarify the work involved. A written fee proposal then sets out the recommended scope, likely stages and responsibilities.
Site Information & Existing Conditions
Once the project begins, the information needed for the design and approval pathway is assembled. Depending on the project, this may include a survey, council records, measuring and documenting an existing building, and early advice from relevant consultants.
Concept Design & Development
The design is developed around the project brief, the site and the relevant planning requirements. For building design projects, 3D modelling helps clients understand the proposal, review the spaces and refine the design before documentation proceeds.
Documentation, Coordination & Approvals
As the design is resolved, Hana Design prepares the drawings and documents required for the agreed scope, coordinates relevant consultant information and prepares, lodges and manages the applicable application. Any requests from council, the certifier or another authority are addressed as the assessment progresses.
Construction & Completion Support
Once construction begins, Hana Design remains available to answer design and documentation questions, prepare revisions or additional drawings where required, and assist with matters connected to the work through to the Occupation Certificate.
Different Projects Follow Different Pathways
A Development Application, Complying Development Certificate, Construction Certificate, modification or Building Information Certificate will not follow one identical sequence. Some projects require planning approval before detailed construction documentation begins, while others bring those requirements together earlier.
Every council, certifier and approval process is also a little different. Hana Design identifies the likely pathway, coordinates the required information and works with the relevant consultants and authorities as the project progresses.
Not Sure Where Your Project Begins?
You do not need to identify the approval pathway or assemble every document before getting in touch. Start with what you know, and Hana Design can help clarify the next step.
